Tenant's Fees

You have now found the perfect place to live, so what happens next? Your dedicated lettings expert will advise you in detail on the process, from the documentation to the necessary fees to cover your tenancy.  

Documentation charges

Our lettings team will need to review and consider your application, take up references and prepare documentation relating to the tenancy. For this service, you will need to pay an administration fee of £252.00 (inclusive of VAT) per property application, a reference charge fee of £72.00 (inclusive of VAT) per person/tenant, and for the referencing of each Guarantor, a fee of £72.00 (inclusive of VAT).  Please note that if references prove unsatisfactory, or you withdraw your application before completion, these charges are non-refundable.

Should you renew your tenancy after the initial term, a renewal administration fee of £120.00 (inclusive of VAT) will be payable. Any unpaid charges will be deducted from the deposit at the end of the tenancy.

Payment of rent

When you sign the tenancy agreement, the initial account, including the rent for the first month, must be paid in cleared funds. Thereafter, rent is payable by standing order (unless agreed otherwise) to arrive on the due date as stated in the tenancy agreement. This means that the standing order must be set up so that the funds leave your account in plenty of time before the rent is due.  

Check-in and check-out

Unless agreed otherwise, the landlord will be responsible for the cost of the inventory and the check-in. You will be responsible for the cost of the check-out and any missed appointment costs. We advise you to make yourself available for the check-in and check-out.


The initial account, including the deposit equivalent to one and a half month’s rent must be paid in cleared funds when you sign the tenancy agreement. In accordance with the terms of the tenancy agreement, the deposit will be held by Ashington Page for the duration of the tenancy and registered with the Tenancy Deposit Scheme (TDS).
