Renting a property can be a wonderful way to find a home, either on a short, or long-term basis. At Ashington Page, our aim is to provide quality properties and services to make your rental experience as memorable and stress-free as possible.
There are several advantages of renting through us rather than directly from a landlord. As members of the Association of Residential Letting Agents (ARLA), it provides you with reassurance that you are dealing with a reputable agency who adheres to a nationally recognised code of practise. You have access to our extensive portfolio of homes, from apartments to large properties. Our lettings experts are on-hand to help you through every step of the process, working on your behalf to ensure you are happy with everything. We use specialists for our property inspections and inventories, which can remove any hassle that arises if things go wrong when dealing directly with a landlord. For our fully-managed properties, you also have the peace of mind that there is 24/7 emergency support.
We will give you a Lettings Declaration of Offer form to complete which will help the landlord to consider your tenancy. With this declaration, you must provide us with original photographic identification in the form of a passport, together with proof of address in the form of a utility bill. These documents must be brought into the office in person for us to carry out the Right to Rent government legislation checks. Once we are in receipt of these documents, you will be required to complete an on-line form via our reference agency in order to take up the necessary checks. Once the references have been carried out, we will then pass on the information to the landlord so they can make an informed decision on granting a tenancy.
In the Lettings Declaration of Offer form, you will also find all the relevant costs you are liable to pay associated with the setting up of the letting, such as documentation charges, referencing and identification fees, inventory and check-in and check-out charges. For further information about the fees you will need to pay, read our Tenant's Fees.
A member of our lettings team will spend time with you to understand your requirements. They will be able to explain in detail what is expected from you as a tenant and advise you on the rental process.
