When you are a tenant in a rental property, you have a legal responsibility to ‘act in a tenant like manner’ which means attending to jobs which keep the property in good working order.  Below we offer our advice for your quick tenant overhaul before the cold Winter weather kicks in!

Leave the heating on low (15 degrees) if you are going away even for a few days. Set the timer for the boiler so that the heating comes on regularly while you are away.

If the boiler goes off, first check that there is power to the boiler. Check the wall socket and if that is on then check the consumer board to make sure that the switches are on if not turn them back on.  Then try again.

Check that the pressure gauge is between 1 and 1.5 if it has dropped carefully use the water valve to adjust the pressure. Turning the valve off once it has reached the desired level.  Then try again.

If that doesn’t work try the reset button.

If that doesn’t work turn the boiler off at the socket and then turn it on again.

If all that doesn’t get it going give your property manager (for managed properties) or your landlord (for other services such as let-only) a call so that they can arrange for a gas engineer to attend.

Keep the property heated and ventilated. If condensation appears on windows or walls it is imperative that you wipe it away as soon as it appears.  If you have window lights leave them slightly ajar to prevent condensation. If mouldy marks appear on the walls, wipe them down with a mild solution of bleach.

If you dry clothes in the property make sure that the heating is on and a window is slightly open.

If the radiators are not hot enough, you need to bleed them with a radiator key, making sure you have a bowl and cloth to prevent any water dripping onto the floor below.

Ensure you know where the stopcock is so that the water can be turned off if the pipes burst!  Don’t leave it too late to find out, and it is worth checking that it turns ok and is not stuck.

Clear the gutters of all debris to prevent any water ingress (water penetrating through the walls making them damp).
